Prop 19, in plain English.
If you've owned in Cypress a long time, your property tax bill is probably the main reason you haven't moved. Prop 19 may let you take it with you.
Who it covers
Homeowners 55 or older, people who are severely and permanently disabled, and victims of a wildfire or other declared disaster.
What it does
You can take the property tax base from your current home and transfer it to a replacement home anywhere in California. Your assessed value follows you instead of resetting to the new purchase price.
How many times
Up to three times if you qualify by age or disability. Disaster-related transfers are handled separately.
The two-year window
The replacement home has to be bought or newly built within two years of selling the original — before or after the sale both count.
Buying something more expensive
You can. If the replacement home costs more than what you sold for, the difference is added on top of your transferred base — so you keep most of the benefit instead of losing all of it.
